Is my modular home a legal construction?
Yes! We Borderless only deliver modular homes that comply with legitimate bodies. In the meantime, we are deeply committed to supporting the government's housing initiatives, particularly the Housing Supply Act, which aims to address the pressing challenges of affordability and accessibility to living space in Ontario. We understand the importance of aligning with legislative frameworks like Bill 108 and Bill 23, and it's ingrained in our company ethos. Here's how our approach directly benefits our customers:

By the reinforcement of Bill 108, the government expedites the process of building permits approval which will save our customers valuable time and resources, as applying for building permits was time-consuming before. Now Bill 108 allows the construction to move forward with unnecessary delays.

Bill 23 introduces "as-of-right" zoning provisions, allowing homeowners to add additional residential units of less than 600 square feet without the need for a zoning by-law amendment. This presents significant cost-saving opportunities for customers undertaking modular homes and we support our customers to capitalize on these incentives by providing cost-effective ADU solutions that maximize affordability and return on investment.
What are my green building materials?
Our modular homes are designed with sustainability in mind, using green building materials that are both eco-friendly and durable. Here are the key materials we incorporate:

1.Insulated Concrete Forms (ICFs): These forms provide superior insulation, energy efficiency, and durability. They help maintain comfortable indoor temperatures and reduce energy consumption, contributing to lower utility bills.

2.Cool Roofs: Our cool roofs are designed to reflect more sunlight and absorb less heat compared to standard roofing materials. This helps in reducing the cooling load, especially in warmer climates, and enhances energy efficiency.

3.High-Performance Glass: Installed in windows and doors, high-performance glass improves thermal insulation, reduces heat loss in winter and also equips with low e functionality to avoid heat gain in summer, and enhances overall energy efficiency.

4.Aluminum: While not traditionally considered a green building material, aluminum can be sustainable when sourced responsibly and recycled. It's lightweight, durable, and recyclable, making it a versatile option for various building components.

5.Steel structure: A steel structure for your ADU house strength, durability, and fire resistance, ensuring a secure investment with reduced maintenance needs and potential insurance savings.

How do I maintain my modular home to ensure longevity?
Maintaining your modular home is essential for ensuring its longevity. Here are some key steps you can take:
1.Regular Inspections: Conduct routine inspections of your modular home, checking for any signs of wear and tear, leaks, or damage to the structure.

2.Exterior Maintenance: Keep the exterior of your modular home clean by washing it regularly to remove dirt, grime, and debris. Inspect the siding, roof, windows, and doors for any damage and make repairs as needed.

3.Plumbing and Electrical Systems: Check for any leaks, drips, or signs of water damage in your plumbing system. Inspect electrical outlets, switches, and fixtures for any issues and have them repaired by a qualified professional if necessary.

4.Foundation Maintenance: Ensure that the foundation of your modular home remains stable and level. Monitor for any signs of settlement, cracks, or movement and address any issues promptly.
Will my modular house increase my property value? (implication on property tax)

Is my modular home price fixed?
The base price for each unit starts at $65,000, providing a clear starting point for your ADU project. However, it's important to note that additional fees may apply for specific services such as site inspection, utilities installation, and land permit application. These additional fees are not included in the base price and will be determined based on the unique requirements of your project.
How would I know I have space for my modular home?
To determine if you have sufficient space for a modular home, start by accurately measuring your backyard to ensure it meets the minimum dimensions of 8.5 feet in width, 20 feet in length, and 10.5 feet in height required for a standard unit. What are the preparations for site work?
Preparing the site for your modular home is a crucial step in the construction process. Proper site preparation ensures that the foundation is solid, utilities are correctly connected, and the installation of the modular home goes smoothly.

A general road map will include site assessment, permit application, cleaning and excavation, foundation, utilities, assembly, and closing inspection.
What is a building permit and why would I need it?
A building permit in Canada is an official authorization from the local government that allows you to proceed with the construction, renovation, or demolition of your property. It ensures projects meet safety, health, and structural standards according to national, provincial, and local codes.

The building permit should be applied for before starting any construction, from our experience we suggest applying it as early as possible. Due to several factors, including the project's complexity, the application's completeness, and the specific municipality. Normally, the permit application will take up to 6 weeks.
How long does it take to get my modular home done?
The timeline for completing your modular home can vary based on several factors, such as the complexity of the interior options, the size of the unit, and the current workload at our manufacturing facility. In a general condition, the completion takes up to six weeks to eight weeks.
What is included in my modular home?
Our modular home is designed to offer a comprehensive and hassle-free living experience, covering all essential aspects of home construction. It consists of high-quality materials that qualify with the Japanese industrial standard. We even provide exquisite optional appliances and wall panels to support more personalized experiences.
How do I get my appliances powered?
In our modular home, we offer both city electricity and diesel power generators to accommodate your preferences and needs. ( Diesel power generators are only made for special circumstances or as a customized option.)
What kind of insurance is suitable for my units?
For your modular home, several types of insurance are applicable. If your home is located on the same property as your primary residence and used by family or guests, your existing homeowner's insurance policy might cover it. However, if your home is used as a rental property, landlord insurance is crucial. It covers the physical structure, liability, and loss of rental income if the ADU becomes uninhabitable due to a covered event. It may also include coverage for personal property you provide for tenant use, like appliances or furniture. We highly suggest checking with your insurance provider to ensure that the ADU is explicitly included in your policy.
Will there be any warranties?
Absolutely! We stand behind the quality of our work and the materials we use. As a testament to our confidence in both, we offer a generous 7-year warranty. This warranty covers any potential issues related to the quality of materials used. Our commitment to providing durable, high-quality units ensures that you can have peace of mind knowing that your investment is protected.
Can I finance my home?
Yes, you can finance your home. We partner with several third-party financial institutions that offer competitive rates and flexible terms, allowing you to choose a plan that best fits your budget and financial situation. Whether you are looking for a traditional mortgage, a home equity loan, or a specialized construction loan, we can connect you with the right lender to facilitate your project.
When is the payment due?
The payment schedule entails an initial deposit of $5,000 to secure the project and followed by monthly payments: 15% of the total cost in the first month and 25% in the second month of construction. The most substantial payment, 50%, is due upon completion of the installation, covering the majority of construction expenses. The remaining balance is due after a closing inspection, ensuring project completion. This schedule ensures transparency, aligns expectations and facilitates financial planning throughout the home modular placement process.
